sudo nautilus or gedit not working

Bug Description
Error message the virtual machine Ubuntu 17.10:

(nautilus:2377): Gtk-WARNING **: cannot open display: :0

Note that it works in Ubuntu 18.04 and in the host with Ubuntu 17.10. It only fails in the virtual machine and the error has been introduced recently. 3D is NOT enabled.
The problem is caused by Wayland! only when Wayland is the default, the problem occurs. As soon as Xorg is used as default (18.04 or 'Vbox 3D enabled' in 17.10), the problem disappears.

I have tried with Vbox 3D enabled and the 'sudo nautilus' works OK. Disabling 3D again reintroduces the error. The error occurs with both Vbox Guest Additions 5.2.7 and 5.2.4. Enabling 3D is not a good workaround, because of bug Bug 1748729 related to 3D enabled.
